The Property Events Calendar is the shared operational coordination layer within Co-ownerOS™. It provides a single shared timeline for everything that co-ownership requires: payments, renewals, servicing, governance actions, inspections, milestones, and more — with smart reminders tailored by event type and phase-aware filtering for co-buyer and co-owner groups.
The Property Events Calendar provides a shared month view per property and group. Events are created through a structured Category and Type selection with sensible defaults: all-day events, auto-naming, and reminder presets calibrated to each event type. Each event can be assigned to a specific group member, establishing clear responsibility. Conditional financial fields — amount, payee, and paid status — appear for financial and renewal events. Events support recurrence at weekly, monthly, quarterly, semi-annual, and annual intervals, and can link to related documents in the Document Vault.
The calendar supports a comprehensive taxonomy of co-ownership events: financial obligations (mortgage, property tax, insurance, utilities, reconciliations), renewal and expiration tracking (policy renewals, warranties, service contracts, agreement renewal windows), service and maintenance (HVAC, filters, gutters, detectors, pest control, systems checks), governance and agreement actions (annual Co-ownership Agreement review, decisions, votes, policy changes), inspections and appointments, milestones (pre-approval, closing, refinance, listing), group meetings and planning sessions, and administrative document tasks.
Reminder presets are tailored by event type to match the urgency and lead time each obligation requires. Mortgage payments default to a three-day reminder, insurance renewals to thirty days, property tax deadlines to seven days. Groups can customize reminder timing for any event. This prevents the missed payments, lapsed policies, and deferred maintenance that commonly occur when co-ownership coordination relies on informal communication.
The calendar defaults based on group stage. Co-buyer groups see buying-relevant events — transaction milestones, inspection deadlines, closing preparation. Co-owner groups see ownership operations — ongoing payments, maintenance schedules, renewals. A toggle allows any group to view all events regardless of phase.
