Also known as:
Decision Brief, CoBuy Brief
The structured assessment delivered upon completing the CoBuy Wizard — covering a group's co-buying eligibility, risk profile, alignment status, and concrete next steps.
The CoBuy Decision Brief™ is the primary deliverable of the CoBuy Wizard. It is a structured assessment generated after a group completes all intake, approvals, and alignment — covering the group's co-buying eligibility, risk profile, alignment status, and concrete next steps. The Brief is delivered to all group members and serves as the basis for informed decisions about whether and how to proceed with a co-purchase.
The CoBuy Decision Brief™ is organized into two parts. Part A — Guidance — includes a Readiness Assessment, a Risk Assessment, and Next Steps. The Readiness Assessment evaluates the group's financial eligibility against the stated plan and assesses viability — whether the group has reached explicit decisions on the alignment factors that commonly determine whether co-ownership arrangements succeed or fail. The Risk Assessment evaluates five categories: financial concentration, exit clarity, decision authority, ongoing obligations, and time horizon alignment. Each category receives a stoplight classification indicating where structure is in place and where it is missing. Next Steps provides specific actions based on the group's situation, including optional introductions to CoBuy-certified™ Pros if the group has opted in.
Part B — Appendix — is a verbatim, auditable record of the group's Wizard inputs: personal and financial details for each member, target property information, and the full results of the Alignment Check.
The CoBuy Decision Brief™ is not underwriting, not a lending decision, and not legal advice. It does not guarantee financing, closing, or any specific outcome. It is an expert-backed classification and assessment based on 51,500+ hours of practical co-buying experience — designed to give a group a clear, structured picture of where they stand before committing capital or engaging professionals.
The Brief identifies gaps that need resolution — such as undefined ownership shares, unresolved exit terms, or undecided cost allocation — and points toward the systems where those decisions can be documented and managed. Groups that decide to proceed can use Co-ownerOS™ to formalize governance, generate a Co-ownership Agreement, and manage the co-ownership arrangement over time.
