👉 Don't neglect this stage of the co-buying process. If you leave it to the professionals, you are gambling with your co-ownership. The implications of these decisions can materialize in months, years, or when there is a transfer of ownership.

👉 There are nuances between states. Ask your RE agent and loan officer if they know of any Title considerations unique to your state, county, or city.

👉 Discuss and make decisions on your structure early. The form of Title you choose gets included in your purchase documentation.

👉 Keep it simple. Some co-buyers want to overcomplicate things by looking at complex structures, from more esoteric forms of Title to waterfall equity plans where the division of ownership evolves.

Stick to the well-trodden path unless you are a professional real estate investor with established banking relationships. When you keep it simple, everything is easier to understand, you save time, and you avoid triggering unintended consequences.
